Project Overview

The project involves the redevelopment of an existing commercial building into a data centre in Hong Kong. The high quality 8-storey industrial building, which is located in Tsing Yi, Hong Kong, provides a total area of 190,000Ft2, which will accommodate 5 dedicated data halls, providing a total output of approximately 20MW.

The Client secured a long-term lease agreement with an anchor tenant, which enabled the commencement of the project. In 2019, the Client engaged a main contractor to oversee all aspects of the development including the statutory approvals, demolition works, equipment installation, construction and fit-out works.

 

TBH’s Role

The Lenders who were financing the project were not familiar with the method of developing a new data centre in Hong Kong. The Lenders appreciated TBH’s independent advice as to how to deal with the risks, opportunities and contractor’s progress of the project.

The Lenders had previously engaged TBH to provide unbiased advice on their data centre developments in Australia and Singapore and sought its independent advice on this project.

TBH worked closely with the Client to provide an independent preliminary assessment (Red Flag). This was subsequently followed by a detailed Lenders Technical Advisory (LTA) report, to provide the Lender with a clear understanding of the risks involved.

 

The TBH Difference 

TBH carried out these reports by reviewing the project documentation, including the preliminary programmes, cost plans, construction methodology and statutory approval register to identify any potential risks and strategies to mitigate risk, at the early stage of the project. 

TBH applied its depth of experience in acting as the LTA to provide clear, concise reports and advice to facilitate the onboarding of debt providers. In addition, TBH provided the global data centre provider with progressive feedback on key risks and issues, accompanied by recommendations to address them, to ensure the successful delivery of the project.
