Project Overview

The IKANO JOHOR JAYA is developing a new shopping precinct in the Tebrau district of Johor Bahru, Malaysia. The development includes 2 separate projects: an IKEA furniture store and a 4 level shopping mall and car parking.

IKEA Tebrau is the third IKEA store in Malaysia, and also the largest IKEA store in Southeast Asia spanning an area of 46,713 square metres and features 54 furniture showrooms. The IKEA furniture successfully opened in November 2017.

The Shopping Centre (Toppen Mall) is planned to be an eat-shop-leisure-entertainment family orientated centre. The shopping will consist of 300 retail spaces, roof top food-beverage and entertainment area, a 7-theatre cinema and IMAX. Construction of the mall commenced in 2017 and is expected to open at the end of 2019.

 

TBH’s Role

TBH has been engaged by the client to develop the master programme which included design stages, local authority approval process, benchmarking, estimating the construction period and tenancy installation works through to opening.

TBH has been involved in the tender process and appointment of the Main contractor and the specialist subcontractors This comprised of specifying the key contractual dates and durations included in the tender/contract documents, reviewing the Contractor tender programmes and facilitate the contract award process.

TBH support the project through ongoing monitoring and reporting of progress throughout the life of the construction and tenancy fit out. This includes progress reviews issue status reports highlighting the actual progress against the baseline programme, assessment of critical and near critical activities, activities requiring client’s decision, and recommendations in dealing with slippages.
