Wynn Al Marjan Island is a major resort development located in Ras Al Khaimah, United Arab Emirates. It is the first casino project in the region and is set to become a major tourism destination. The project includes a 70-storey tower with 1,500 rooms and suites, 22 villas, a large gaming area, retail outlets, restaurants, and a convention centre. ALEC Engineering & Contracting was appointed as the main contractor for the construction.<\/p>\n
As a long-term consultant to ALEC, TBH was engaged to support the project at a critical stage due to significant delays in client design deliverables, frequent design changes, additional works, issues in enabling works and access.<\/p>\n
The original baseline programme no longer reflected site conditions or provided a reliable forecast. TBH was tasked with reviewing and restructuring the programme to incorporate progress at the time, known delays, and anticipated changes. The objective was to establish a re-aligned baseline that could serve as a realistic and defensible foundation for project planning and to support ALEC in reaching a settlement agreement with the end client (the project developer). TBH\u2019s involvement ensured the programme was practical, robust, and aligned with the project\u2019s delivery strategy.<\/p>\n
TBH\u2019s contribution extended beyond simply updating the baseline programme to reflect changes. Our team took a strategic approach, incorporating key project constraints such as site logistics, labour and resource availability, cash flow considerations and constructability. TBH conducted scenario analyses to evaluate feasible construction strategies and advised ALEC on the most practical and efficient path forward.
