Project Overview
One of Royal Group Singapore’s newest projects is a new development to be built on Sentosa Island, Singapore.
The hotel will consist of 61 luxury villas, a speciality restaurant, a Writer’s Bar and a Pool Bar & Grill.
Due to the complexities involving the land on which the hotel will be built on, phased construction has been recommended.
TBH’s Role
TBH was engaged by the client to assist with the development of an initial Master Programme. The programme encompasses all phases of the project required for the hotel’s grand opening, including Concept Design, Authority Approvals and Building Permissions, Tendering, Construction and Operations.
Considering the complexities associated with land ownership and development – which involved unique topology and a land title swap – it was essential for a Master Programme to be developed during the preliminary project planning phases.
The Master Programme was developed by working with the designers to ensure all processes involved with Authority Approvals have been considered, especially the land title swap process. Furthermore, the Master projects to determine the construction period and working with the Developer to establish the critical activities required to ensure the development’s grand opening would be on track.
The TBH Difference
TBH has been supporting the project by assisting with master planning workshops, which included stakeholders such as Architects (from America), the Hotel Operator, Consultants, the Developer and Contractors. The Master Programme was an integral component used in the master planning workshops, allowing the project team to identify potential risks associated with the design and timeframes related to authority approval processes.
