Delivered in two phases, the design featured twin 5-storey buildings (two shells and a core) to support scalable deployment, cost efficiency, and long-term digital infrastructure needs. Obayashi Singapore was engaged as the design and build contractor.<\/p>\n<p>As the client\u2019s first development in Singapore, the project also served to establish local delivery capability and strategic presence in the region<\/p>\n<p>&nbsp;<\/p>\n<p><strong>TBH\u2019s Role<\/strong><\/p>\n<p>Lenders\u2019 Technical Advisor (LTA) and Independent Engineer:<\/p>\n<p>\u2022 Conducted technical due diligence to support lender confidence, reviewing design, cost, programme, and contract documentation.<br \/>\n\u2022 Provided local market insights to help the client\u2014new to Singapore\u2014select a capable general contractor and align delivery strategy with local expectations.<br \/>\n\u2022 Assessed project feasibility, including benchmarking capital costs and validating construction methodology and sequencing.<br \/>\n\u2022 Reviewed statutory approvals, utility connections, and site readiness to identify potential delivery risks.<br \/>\n\u2022 Evaluated procurement plans for Owner Supplied Equipment (OSE) and contractor interface.<br \/>\n\u2022 Transitioned to Independent Engineer post-financial close, providing progress monitoring, milestone validation, and reporting to lenders through construction.<\/p>\n<p>&nbsp;<\/p>\n<p><strong>The TBH Difference<\/strong><\/p>\n<p>TBH\u2019s involvement gave the client and its financiers confidence in delivering a major project in a new market.
